Job Description Job Description JOB DESCRIPTION – MAINTENANCE
TECHNICIAN Reports to: Maintenance Supervisor Supervises: No
supervisory responsibilities Internal Contacts: On-site employees,
Regional Employees, Corporate Employees External Contacts:
Prospects, Residents, Locators, Vendors Position Summary: The
employee occupying the role is expected to maintain all occupied
units and prepare for occupancy all empty units. JOB DOMAINS
(ESSENTIAL FUNCTIONS): DOMAIN 1 – RESIDENT REQUEST: Pick up daily
work orders and prioritize. Perform maintenance on occupied units
according to work orders. Be alert to any other potential problems
in occupied units – fix if small or report to Maintenance
Supervisor. Leave a completed work order or a note in all
apartments entered. Clean up any debris that is caused by
maintenance work. Do not use personal items belonging to resident
for clean-up. Record time spent in each unit on the work order.
DOMAIN 2 – PERFORM MAINTENANCE REQUIRED FOR MOVE-IN/MAKE-READIES:
Check all appliances, sinks, faucets, commodes, drapes, blinds,
etc. Make any necessary repairs to above. Review condition of
floors, walls, linoleum, tile, etc. Make any necessary repairs to
above. Inform manager of any repair work needing an outside
contractor or replacements of major appliances necessary. DOMAIN 3
– SPECIAL MAINTENANCE REQUIRED BY PROPERTY MANAGER: Perform any
necessary maintenance in office, clubroom, models, pools, etc. Be
alert to physical problems seen in the course of work and notify
the Maintenance Supervisor at once. Perform any necessary
maintenance to exterior of property. Work/coordinate with vendors
when necessary on special maintenance projects. DOMAIN 4 – PERIODIC
MAINTENANCE: Maintain schedule of period/preventative maintenance
for the property. Clean the boilers two times a year. Check all
photocells at least once a month. Change air conditioning filters
at least once every three months. DOMAIN 5 –MAINTAIN INVENTORY OF
SUPPLIES: Periodically inventory supplies. Maintain adequate
inventory of supplies. Purchase or request Maintenance Supervisor
to purchase supplies as needed. DOMAIN 6 – ATTITUDE: Wear company
ID always. Always display a friendly and courteous attitude towards
residents. Maintain and promote a good attitude with other
employees. Never confront supervisor or other employees in front of
residents. KNOWLEDGE, SKILLS, AND ABILITIES The following skills,
knowledge and personal characteristics are desirable for job
success: Literate General apartment maintenance Knowledge of
appliance repair Light carpentry, plumbing and electrical knowledge
Knowledge of general safety procedures Safety conscious Steady and
dependable Ability to work with pressures of deadlines Ability to
flex work schedule to accommodate after hour and weekend
emergencies PHYSICAL DEMANDS Working Conditions: Extensive walking
and climbing (stairs and ladders), overhead work, repetitious
motion, stooping, kneeling, carrying and heavy lifting. Physical
Requirements: Extensive mobility and good physical condition.
Required Personal Protective Equipment: Goggles, gloves, and dust
protector masks. Work Environment: Primarily outside, secondarily
inside, work around machinery with moving parts, work around
traffic areas, slippery or uneven walk areas, and exposure to dust,
insects, animals, weather, humidity, and the public. Physical
Requirements: Seeing, hearing, mobility, and excellent physical
condition. Hazards: Power equipment, hand tools, electricity,
chemicals, and frequent heavy lifting. Required Personal Protective
Equipment: Goggles, gloves, and dust protector masks. Employment at
